Cooperation among agents is essential in the real estate transaction as many deals often involve buyer and seller agents from different brokerages. What happens when agents fail to cooperate with each other in property showings and offer presentations? This course will define cooperation, review NYS Buyer/Seller Disclosure Form, what agents can do when cooperation fails, and the mechanisms in place to remedy the situation. NAVIGATING THE CONFLICTS AND COMPLEXITIES BETWEEN REAL ESTATE PRACTICE AND THE FAIR HOUSING ACT
Although the 1866 Civil Rights Act declared that all persons born in the United States were citizens without regards to race, color or previous condition, it did not include enforcement provisions, which meant that many citizens were still not treated equally. This course provides a brief review of the history of housing discrimination in the United States including notable housing discrimination Supreme Court decisions prior to the passage of the Civil Rights Act of 1964. In addition, the Fair Housing Act of 1968 and subsequent amendments in 1974 and 1988 will be discussed along with the New York State and New York City fair housing laws. The course will also focus on current overt and subtle fair housing violation practices with a thorough discussion of the possible conflicts and complexities realtors face associate with earning a commission and enforcing fair housing laws and how to address these conflicts. The fallacy of walking away from a listing is explored as an unrealistic solution in the everyday experience of realtors. Suggestions are provided to better navigate the conflicts posed when landlords and sellers impose demands which contradict fair housing regulations. The course will conclude with a discussion on the effects of housing discrimination on its victims and the beneficial effects of neighborhood diversity in the communities as a whole. Attendees will complete and discuss a questionnaire in class to assist them in beginning to further explore their role within their communities not only as realtors but also promoters of housing equality for all.

UNDERSTANDING, MANAGING AND PROMOTING CULTURAL DIVERSITY IN YOUR REAL ESTATE BROKERAGE
As required by the NYS Department of State, it is essential for brokers and managers to acquire the cultural competency to understand, manage and promote cultural diversity in their real estate brokerage. As brokers, we must provide the guidance and supervision to our agents in their work with cultural diverse populations to avoid vicarious liabilities resulting from fair housing violations. We will discuss and define commonly used concepts, cultural misconceptions, shared cultural connections, implicit and explicit bias and how to create a more culturally sensitive office environment for agents, clients and customers. We will review creating a Standard Operating Procedure (SOP) and managing compliance and expectations. SIMPLIFYING THE CHALLENGES OF APARTMENT RENTALS AND THE FAIR HOUSING ACT
Do you find apartment rentals challenging because of fair housing regulations? This class will help you to dispel any fears with a review of Federal, State and City fair housing laws including the New York State 2020 new fair housing regulations. The 2019 Housing Security and Tenant Protection Act will be reviewed as it pertains to Fair Housing in the rental process. The course will discuss overt and covert discriminatory practices including what constitutes as disparate and unequal services, responding to landlords who asks us to violate fair housing laws and walking away from the listing. Students will learn to reflect on their own biases to help them avoid fair housing violations. The course will include a review on our commitment to adhering to fair housing laws with a review of NAR's Code of Ethics Article 10 and 10.1, Article 12-A compliance to anti-discrimination laws and our fiduciary responsibilities with regards to unlawful instruction. The course will conclude with students sharing comments and questions on the topic and what they learned from the course.

LET'S TALK ABOUT BIAS: RECOGNIZING IMPLICIT BIAS IN THE REAL ESTATE TRANSACTION
The identification of potential discriminatory practices brought to light by the 2019 Newsday Long Island Divided investigation has brought to the forefront the need for training relating to implicit bias in the real estate transaction. It is imperative as realtors that we begin to recognize and prevent bias practices in our work with clients and customers particularly those protected under fair housing laws. This course will define implicit bias, discuss how we can learn to recognize and further reflect on our ideologies which can lead to biased practices, prevent biased discriminatory practices and reflect on the negative effects of potentially discriminatory practices towards others. The course will conclude with an open discussion where participants will have the opportunity to ask questions, share information and comments about the topic.
